The planning board is going through the subdivision regulations. Their next meeting is Oct 28th at 7 pm. They originally thought they could cut 2/3 of the regulations, then decided to focus on simplifying and clarifying. They are open to community suggestions. This is an opportunity for free staters to argue for the changes that we want to see in it. I wonder if you are keeping ownership of roads and not using town utilities, why should you have to submit to the regulations at all?

This is the email I sent Angus prior to the previous meeting.
For the Planning Board
I wanted to take the opportunity to recommend the following change to the subdivision regulations.
While parts of the regulation qualify as good advice, I believe each person has the right to do what he wishes with his own property as long as he isn't harming anyone else. I also do not like that these regulations would make housing more expensive.
It appears that the town's interest in regulating subdivisions is due to the public utilities and roads that the subdivision may require. If a subdivision development does not require public utilities or roads, then on what basis should the town regulate it?
It may increase traffic coming out of the subdivision. However, increasing the number of properties will also increase property taxes to cover road maintenance.
Therefore I request that the board expand exemption 5 in 6.35.
6.35 Subdivision:
Shall mean the division of a lot, tract, or parcel of land into two (2) or more lots, plats, sites, or other divisions of land for the purpose, whether immediate or future, of sale or of building development or of condominium conveyance. It includes resubdivision and, when appropriate to the context, relates to the process of subdividing or to the land or territory subdivided. The division of a parcel of land held incommon and subsequently divided into parts among the several owners shall be deemed a subdivision.
The following shall not be considered a regulated subdivision for the purpose of these Regulations
and shall not be required to conform to the procedures set forth herein:
PREVIOUS: 5. The first transfer, conveyance or sale of a single parcel of land five (5) or more acres in area, providing that the remaining parcel shall be at least five (5) acres in area, and further providing that no new streets, utilities or other public improvements are required.
RECOMMEND: 5. The transfer, conveyance or sale of a subdivided parcel, providing that no new streets, utilities or other public improvements are required.
